A preliminary body corporate budget has been completed by Quay Property Management, an independent property management and body corporate secretary. This identifies a budget of $236,250 for the entire Pacific apartment building. This budget is apportioned on a unit entitlement basis between the number of units.

It is apparent from the nature of the building that this budget is likely to be more economical than similar type accommodation buildings due to a number of factors:

  • New Building: As a new building initially many parts of the building are covered by contractors warranties. The current building codes and practices also provide for better quality of materials and techniques than what were often used in existing older buildings which result in less expensive maintenance, repairs and running costs.
  • Selection of Materials: The Pacific Apartments incorporates extensive use of exterior glass in aluminium framing. These materials require only a regular simple wash down and not regular painting or sealing to help them cope with the elements. This method of construction is traditionally used in commercial office buildings where maintenance and lower body corporate costs are important to owners. As a side benefit it is also commonly accepted as one of the best solutions for a watertight building with negligible risk of leaks and water damage and of course with no timber framing there is no risk of rot.
  • Number of units: The Pacific apartments incorporates approximately 70 apartments which provides for bulk buy savings, not only for purchasing power over smaller developments but also where there are fixed costs these are spread amongst more units providing greater savings to individuals.
